Within the same building there can be a 15% price gap between a first-floor flat facing the inner courtyard and a penthouse facing the street. The neighbourhood's average price per square metre doesn't capture that.

No. An official appraisal can only be signed by an appraisal company approved by the Bank of Spain, is governed by Order ECO/805/2003 and usually costs between €250 and €400. What Faro provides is a sale valuation: the price your home can sell for on the market today. If what you need is the official appraisal, we'll tell you who to speak to.

It's free and it commits you to nothing. There's no exclusivity or sales mandate to sign in order to receive it. We do it because some of the people who ask for a valuation end up selling with us, and because we'd rather someone who doesn't sell with Faro walks away with an honest number than an inflated one.
Because an automatic calculation only knows square metres, year and area. It doesn't know whether your flat faces the courtyard or the street, whether the building has approved a levy for works, or whether the kitchen hasn't been touched since 1995 — and those three things move the price more than the neighbourhood's average per square metre. We start from the market data and then we come and see the home, always. The number we stand behind comes from both.
Yes, and it's one of the cases we see most. A home can be valued even if the inheritance hasn't been divided or several siblings can't agree. In fact, having a number with the reasoning behind it on the table is usually what gets the conversation moving.
