Gijón is by far the most active housing market in Asturias. At Faro we handle a significant volume of sales here, and the differences between neighbourhoods are bigger than they look.
Areas such as El Bibio, Somió and Viesques consistently trade above €3,000/m² for renovated homes, with average selling times under 30 days when the property is properly prepared. Centro and Cimavilla have plenty of volume but plenty of variation: condition and floor level make differences of up to 40% between almost identical properties.
In La Calzada, El Natahoyo and Moreda demand is good for first homes and the average time stretches to 55-70 days; here the key is getting the price right from day one — late reductions kill visibility on the portals.

The general rate in Asturias is 8%. Reduced rates: 6% for buyers under 35 with income below €45,000 purchasing their main home; 3% for large families; 4% for protected housing (VPO); 0.3% in certain rural areas.
Gijón applies 30% to the taxable base. Since 2021 you can choose between the objective method and the real method — at Faro we calculate both and apply whichever is more favourable. Full exemption if you sell at a loss (proven with the deeds) or, in certain cases, between spouses.
Gijón has a General Urban Plan in force and in many established areas the building inspection (ITE) is compulsory once a building is 45 years old. We recommend requesting it before listing if the community has not passed it: without it, sales stall at the notary.
