Siero is a fragmented market where you need to know the differences between its centres to price sensibly. At Faro we sell properties across the whole municipality, and the dynamics in Pola, Lugones, La Fresneda and the parishes are very different.
La Fresneda has the best price per m²: an established residential development, close to Oviedo and very popular with families. Average price of around €2,050/m² and short selling times (35-50 days) when properly prepared. Lugones has very high volume and solid first-home demand — plenty of modern flats with good links to Oviedo. Pola de Siero is stable but slower: 55-70 days is reasonable if the price is right.
In parishes such as Granda, Tiñana or Hevia the market is small but there are interesting opportunities for houses with land. Here the price is set above all by recent comparables in the same parish (the municipal average is no use).
What we learn sale after sale: planning paperwork on rural land in Siero is the most frequent bottleneck. Checking the cadastral record, partial plans and encumbrances before listing is the difference between completing in 2 months or stalling the sale at the notary.
