Oviedo is a different market from Gijón: less volume, more price stability and buyers who generally have more financial capacity. At Faro we regularly handle sales here and we have seen clear patterns.
The most sought-after areas with the best price prospects are Vallobín, El Cristo and Ciudad Naranco, where a well-prepared flat sells in 35-45 days at between €2,500 and €2,900/m². The historic centre is a peculiar market: strong demand for renovated luxury flats and almost none for unrenovated ones (a big jump in price between one condition and the other).
La Corredoria is the highest-volume area for first homes: good price per m², good transport links and solid demand. Teatinos, La Tenderina and Las Campas sit in between; here the right price from day one is critical — late reductions destroy visibility.
One thing we keep telling owners in Oviedo: buyers here ask for a lot of paperwork before signing the deposit contract. Having everything ready (ITE building inspection, registered energy certificate, community statutes) shortens the sale by 2-3 weeks on average.
